Gateway Gardens is a development area in the south of the city and borders directly Frankfurt Airport. The commercial district is currently constructed by 2024 on the site of the former US military settlement of Gateway Gardens, which was cleared in 2005. Gateway Gardens is not a city district of its own, but officially belongs to the district Flughafen (German for “Airport”). The area is located directly northwest of the Frankfurter Kreuz freeway intersection and has a surface area of around 35 hectares. It is surrounded by the federal freeways A 3 and A 5 as well as the B 43.

The first construction phase of Gateway Gardens was inaugurated on 6 June 2008. No apartments will be built in Gateway Gardens due to the noise pollution caused by the airport. In February 2008, the city council approved the development plan for the new district. Gateway Gardens will be developed by a project development company in which the City of Frankfurt holds a 50 percent stake and three partners a further 50 percent. The investment volume amounts to 1.7 billion euros.

Gateway Gardens already has numerous office and conference buildings, hotels, restaurants and cafés as well as a small park (2.4 hectares). Further local supply facilities, a day care centre and fitness facilities are planned. The first new building (LSG Sky Chefs) went into operation in May 2008. In May 2012, Condor moved its headquarters from neighbouring Kelsterbach here. The German headquarters of Sunexpress, the headquarters of the logistics group DB Schenker and the headquarters of KION were also relocated to Gateway Gardens.

Since 2013, the tallest building has been Alpha Rotex (DB Schenker). Taller buildings under construction are EUROPA-CENTER Frankfurt and the spectacular hotel b’mine Frankfurt. Additionally, a hotel tower of the Steigenberger Group is planned. The development of Gateway Gardens is in the responsibility of the Grundstücksgesellschaft Gateway Gardens GmbH, a joint venture between Groß & Partner and OFB Projektentwicklung.

Gateway Gardens received its own regional transportation stop in December 2019. The “Gateway Gardens” underground S-Bahn station went online for the 2019 winter timetable.
